Spring

• Vacuum & clean bathroom fan grilles

• Clean food trap in dishwasher

• Test and sanitize garbage disposal

• Vacuum refrigerator coils

• Vacuum/clean exterior vent covers 

• Check main water shut off valve for correct operation/leaks

• Check flush mechanism on toilets for operation/leaks

• Check all downspouts and water mitigation and clean/repair as needed.

• Inspect all faucet shut off valves for operation/leaks. 

• Turn on exterior hose bibs (if they have a shutoff), check for proper operation/leaks, and hook up hoses as needed. 

• Inspect all faucet aerators. Clean/replace as needed. 

• Test all drains. Clean and adjust stoppers as necessary. 

• Inspect and clear out window wells. 

• Check water filters. (In-line, refrigerator, etc)

• Clean all sink P-traps, re-install, and check for leaks. Repair/replace as needed. 

• Check basement dehumidifier for operation, empty if needed. (If applicable)

• Visually inspect attic for pests/water damage/etc. 

• Monitor water softener and furnace filter. Fill/replace as needed. 

• Test all smoke/CO2 detectors.

• Visual perimeter inspections of exterior of the house.

Summer

• Test sump pump for operation and inspect basin (unsealed basins only)

• Inspect gutter downspouts and spray out gutters (Includes 100 feet of gutters under normal conditions, not exceeding 22’ above the ground)

• Visual inspection of roof and foundation for damages. Report any concerns to the homeowner as needed. 

• Inspect household fire extinguisher(s) 

• Test and tighten all knobs, handles, and hinges throughout the house. 

• Check all window/door screens and repair/replace as needed. 

• Check all ceiling fans for proper operation/tighten blades. 

• Clean range vent grease filter.

• Clean around and inspect the A/C unit.

• Clean exterior vent covers. 

• Lubricate garage door tracks and test for proper operation.

• Check all gates for proper operation and realign if necessary. 

• Monitor water softener and furnace filter. Fill/replace as needed. 

• Test all smoke/CO2 detectors.

• Visual perimeter inspections of exterior of the house addressing minor issues like caulk repairs, vent obstructions, insects, wasp nests, etc..

Fall

• Clean food trap in dishwasher

• Test and sanitize garbage disposal

• Vacuum refrigerator coils

• Fill minor asphalt and concrete cracks (minor = less than ¼”)

• Clean exterior dryer vent

• Empty/clean washing machine drain pump filter. 

• Inspect all faucet shut off valves for operation/leaks. 

• Inspect all faucet aerators. Clean/replace as needed. 

• Test all drains. Clean and adjust stoppers as necessary. 

• Test garage door safety shut-off function

• Clean entire length of dryer vent

• Inspect and tighten laundry hoses and check laundry shut off valves for proper operation/leaks.

• Monitor water softener and furnace filter. Fill/replace as needed. 

• Test all smoke/CO2 detectors.

• Visual perimeter inspections of exterior of the house addressing minor issues like caulk repairs, vent obstructions, insects, wasp nests, etc..  

Winter

• Inspect and test gas fireplace and light pilot (if applicable)

• Inspect exterior hose bibs for operation/leaks

• Disconnect, drain, and put away hoses for winter

• Winterize exterior plumbing and AC unit

• Clean furnace and A/C condensation lines and pump boxes if applicable

• Clean humidifier filter (if applicable)

• Inspect and clear out window wells. 

• Inspect weather stripping around exterior doors

• Check all windows for proper weather sealing. Verify window locks work.

• Test all smoke/CO2 detectors and replace all batteries. 

• Test/replace garage door keypad batteries.

• Replace thermostat battery. 

• Adjust/lubricate problem doors/locks. 

• Monitor water softener and furnace filter. Fill/replace as needed. 

• Test all smoke/CO2 detectors.

• Visual perimeter inspections of exterior of the house addressing minor issues like caulk repairs, vent obstructions, insects, wasp nests, etc..
